Inspection Schedule - Please remember to follow-up with issues that are open when going through inspections so winter hold notices can be identified properly

CC&R amendment and Enforcement of CC&R’s

          Not enough interest

          Fines are avoidable with communication

Problem areas reviewed with Tim’s

Doug completed, identified and agreed upon

Review of missing trees from Plan Map

          12 trees missing and need to be replaced, only 2 have open issues

          Will use annual meeting to see if we can get a neighborhood discount

Tim’s cleared blackberries along fences in Tract D, has been added to new contract

7) New business 

Annual Meeting – Dec. 13, 2022

·         What is Election Process?

o    Go through each position, state re-run status, ask for nominations, vote

§  If no quorum, no vote occurs (25% - 14 homes)

§  Every lot receives one vote

·         How many are need for votes to count?

o    Majority rules

·         What if a homeowner displaces proxy form, can they get a replacement?

o    Yes on website

·         Vote from homeowners present to pursue CC&R amendment?

o    Yes

·         Proxy can be assigned to Board of Directors – if that is the case, the homes vote will be split evenly among the board.

 

New chips for playground should be scheduled for Jan or Feb, beauty bark also?

·         Question about contract with Tim’s Landscaping

o    Map boundaries changed; necessary to follow-up

o    Need to go back and change to original map

o    Doug to send email about map before voting can happen

o    Maintaining tree/shrub under 12’, Auburn requires branches to be cut off by 8’ but not in contract; would like explicitly stated – Doug to follow-up

·         Rebarking beds – get second estimate from Aardvark; received bid from Tim’s

o    Tim’s didn’t specify what they were going to bark; Doug to request map

·         Bid from Aardvark for play area chips received

o    Part of reserves account
