  • Reading & Approval of Minutes from prior Annual Meeting
    1. December 12, 2022 – Quorum not met so no previous minutes to approve. Also none to approve at next Town Hall Meeting (December 2024) due to no quorum at this meeting.
  • Reports of Officers: President, Vice Presidents, and Treasurer and any Committee leads
    1. Treasurers Report:
      1. 2024 Budget (Automatically approved with quorum not meet)
        1. No increases to HOA Dues
        2. Fees/Costs are increasing, however the board plans to save for the increased fees by cutting back on various line items.
        3. Landscaping costs are increasing next year; board is currently board reviewing.
  • HOA Manager’s Report
    1. Accounts Receivable
      1. No homeowners in arrears. Few homeowners with > $5 owed
    2. 2024 Dues
      1. Annual billings have been sent out. Copies can be found online if needed.
    3. Reserve Study
      1. Study is available online. The HOA board has elected to absorb increases in 2024 to keep dues at current rate.
  • Old Business
    1. Blackberry bushes along Track D
      1. Board is requesting quotes to provided continued maintenance in Tract D (up to 15’ from fence line).
    2. CC&R Amendment – Basketball Hoops
      1. The Board is considering revisions to Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards.
      2. Amendment language is currently with the attorney for comments. Review timeline is TBD.
      3. The Board will review options for mail-in ballots in lieu of a special meeting when the time to vote approaches.
    3. Community Landscaping
      1. Board is evaluating options to replace trees dead or missing on community property in 2024.
      2. Homeowners are responsible for trees on homeowners’ property. Tree trimming may be worthwhile in March April to avoid shock to trees.
  • New business 
    1. Elections for open HOA Board seats
      1. Quorum not met to vote/approve new board members. Board will remain in current roles until positions can be vacated and/or appointed.
