Annual Meeting and BOD Meeting Minutes

We had 22 owners on the call
With the management company handling the collection of fines and HOA dues we are current on all fees and dues collected.
We still have the ability to split the HOA Dues in two payments with a $25 fee for the split payment. Due dates have changed to February 28 for first payment and March 31st for 2nd payment instead of July.
New business:
Changes in fees that caused the budget to increase as well as the HOA Dues to cover the new charges
We have a new landscaper starting 2023 – cost increase in the new contract
Hiring a 3rd party person to drive through the neighborhood for doing compliance with the CC&R’s.
Discussion with the owners around this was that they did not agree – we had a few people step up to say that would take on the role of monthly walk throughs as well as the board members. Any questions from the committee would be taken to the board members for final discission.
Monument area needs some work – possibly putting in some river rock or getting some new sod for the area.
Perimeter fence on 316th Street needs some repairs. The short section may need the whole fence replace and there are spots along the long fence that needs to be repaired. The HOA board will work with the home owners along the fence to split the cost of the fence replacement or repairs. This decision was made to ensure that we have the whole fence looking consistent not only in style but also in the paint.
With the quoram of home owners, we voted on the budget. Results:
10 yes 11 No and 1 abstain
Election on board members:
Johnathan Lyman self nominated to be on the board to fill the vacancy. Votes were held and all approved.
Votes were held for Adam, Randy, Marlene and Stephanie to still be on the board – all votes were Yes. There were no other self-nominations or Nays to the current board members.
Meeting was adjourned at 3:15 for non-board members.
