*A motion was made to change the order of the agenda to do board appointments 1st, the board agreed unanimously. Angie Kaur expressed an interest in volunteering, MSP Motion to appoint Angie Kaur to the Board as VP of Social Committee made by Laura, 2nd by Amanda, passed unanimously. Will fulfill Brian Goff's term.

6) Old Business
  • Tabled topics:
    • Possible parking CC&R changes or rule changes
    • Community art wall (on hold for Spring or summer 2023 when school is back)
    • Replacement of table in gazebo (do at same time as small structure with same company)
    • Painting Gazebo
    • Park rules sign and changes. Include times open, overnight vs park use parking status--no update--tabled until parks amenities are rehomed and added. Eydie to get sign quote and post issue for the expenditure for sport court sign. On hold for playground bids on repairs, will be included. 
    • Rules rewrite for park parking (for park use only) and to include hydrants and any other changes. 
    • 118th Park amenity relocation and additions-Brian Goff provided his research for future reference. 
    • Shed, Auburn recommended location-on hold due to unexpected expenses and until we have a new VP and reassess. Added to tabled today.
    • Annexation -- survey results
    • Need to figure out what to transfer from reserves to ops once we get everything reconciled, Eydie will try to have a list at next meeting. Specifically, irrigation costs.

7) New business
  • Exit to executive session to discuss private owner issues. All pending issue votes needed:
    • Issue 16546 voted unanimously to grandfather in any solid cement paths with plain concrete from gate to driveway done prior to handoff as there is sufficient precedence of Lennar approving many along 123rd. Going forward all new ones require approval and may be required to match exposed aggregate at ACC discretion.
    • Issue 16765 voted unanimously that owner needs to re-stain fence and remove the bricks in front of it (they can be put on inside if intent is to block the gap)
    • Issue 16301 voted unanimously to grant variance on fence height due lot attributes
    • Issue 16818 voted unanimously to approve one-time waiver of late fees and interest
    • Issue 15436 voted unanimously to allow shed to remain high over fence line due to lot attributes with the condition that owner stain the platform and the fence in the preapproved SW chestnut, so they blend together and don't look so obvious, if not done, check into city codes/permits. 
    • Issue 15466 voted unanimously to grandfather shed due to lot attributes
    • Issue 14077 voted unanimously to reaffirm that late fees and interest remain as voted on previously (no new information has been brought forward to reconsider). Mgt should waive the .25 interest yet unpaid to show the account as current. Owner came to meeting to speak and the board confirmed we were not doing any hearings or topics from the floor or owner comment periods due to the shortened agenda planned for the holiday, the owner would be informed that she may have a hearing in executive session in October. 
  • Return to regular session and report on vote outcomes
  • Discussion surrounding what to do with the Facebook group HOA endorsement going forward, voted unanimously to no longer endorse the existing Facebook group, any board member or management participation on it as admin or in discussion/posts should be as individual owners only. The board voted unanimously that the HOA will no longer use Facebook as a means to notify owners of HOA business or events going forward (food trucks are not HOA business and Amanda will continue to post as she does this as an owner).
