Discussion:

Update on the CCR’s for perimeter fence repair

3.4.4 Fences etc.

To the extent deemed advisable by the Board, pay for the cost of maintaining repairing and replacing (or at its option require a Lot Owner at the Owner’s expense to maintain, repair and replace): perimeter fences, if any; and landscaping and improvements on easements, if any, which are located on or across the lots.

The board members want to keep the perimeter fence looking consistent to avoid the hodgepodge look we see in other subdivisions.  To keep the dues from continually increasing, we feel the best solution is to split the cost with the homeowner.

Recommendation:  HOA board will get at least 2 quotes from contractors on the cost of fence repair/replacement.  The HOA will select the lower of the two bids.   The cost will be split 50/50 with the owner reimbursing the HOA their 50% within 90 days.  Failure to reimburse the expense will result in late charges in compliance with the CCR rules ending with a lien on the house if not reimbursed.

The HOA will pay for a professional to paint the fence to keep it uniform.  HOA will cover expense for graffiti, so the correct paint match is used.
