Agenda Items:

Approve 6/21/22 meeting notes - DONE

2023 Budget reviewed (Eydie and Abby)

We agreed that we need to raise HOA dues by $40 to an annual amount of $400, the mgt recommended budget was unanimously approved.

We estimate we will have a $15,000 balance by the end of this calendar year

The board approved a reserve transfer of $9,936.31 from ops to reserves

 

Reserve Study (Eydie)

We will have the reserve at 76.19% funded by the end of 2023 assuming the rate increase

 

Upcoming annual meeting Dec. 7th at fire station #81 at 7pm

Gift cards for amount of the annual dues and half amount

We need to post this information on the HOA FB page

The meeting mailer was approved

 

Transition plan for 2023 board

Abby, Shavon and Brittany are leaving

Jason and David are staying

 

Send postcards for fall clean up

Eydie to mail out no later than 11/17

 

Current Issues / Voting

15718 - playground inspection, will be included in next year’s budget, it is needed to stay in compliance

with the playground company’s warranty - $770, Eydie knows an inspector – Iverson Associates

14671 - discuss next steps re: homeowner request

Fine waiver requested and approved; all items resolved

15127 – Noxious plant removal, scheduled for 2024 budget, we don’t have the money for this at present

15131 – turf renovation, on hold until Spring, will re-evaluate then

15129 – mulch for entrances and medians, Brightview is way too expensive, revisit this issue in the

Spring and obtain bids from other companies
