3. Frank provided update for small playground project and the all-inclusive bid from left Coast Recreation was approved and 50% down-payment was provided on 1 July 22. Expect playground to arrive in next 8-10 weeks and vendor will contact Frank when equipment hits garage. Total Cost of Project was $29,669.63. Project will be paid from operating budget and reimbursed from Reserve Budget as the project develops. 

4. Financial Review was discussed and there were no issues that required action, a suggestion was made and passed without dissent to move from a fiscal year budget to calendar year and change the bylaws to allow for a meeting in the 4th quarter each year to allow for a budget to be approved by the board and presented to owners for ratification prior to the budget year beginning. The board approved the language change for the bylaws to be sent out to the owners with the meeting notice.  Board discussed the move from Fiscal Year Accounting to Calendar Year Accounting, implications and timing were the main discussions in terms of meeting dates, budgeting and reserve study timing. Move to fiscal year to occur in Late November early December 2022 for the 2023 calendar budget year.

5. Frank discussed annual yard sale on 15 June 22. General Feedback was positive, but two residents were unhappy because HOA could not get a non-profit to come afterwards for a pickup. Frank was reimbursed $93.59 for banner costs.

6. Annual Picnic was discussed and date in conjunction with National Night Out was approved for 2 AUG 2022. Picnic Starts at 1800 Hours in the main Park with big playground. Paul agreed to oversee setup, drinks and food vendor and Jeong will contact an Ice Cream Truck. Frank will handle banners and notifications. HOA will also ask residents to bring their favorite Appetizers or dessert to capture the diversity of our neighborhood. HOA will provide paper plates, cutlery, napkins, and additional trash container for refuse.

7. Several other homeowner issues including garage doors, fine waiver requests and general compliance were discussed and voted on for updates to be made in the online issues and owners notified of the board's decision.

8. Meeting was adjourned at 1953 Hours.
