4) Reports of Officers: President, Vice Presidents, and Treasurer
  1. Review of Financials Packages/Invoice Billings (Eydie in lieu of Avinash) (TMT 2 months behind, just received April financials, May is still to be reconciled and we won't get until June 25 at the soonest).

    As there are no current reports since March from TMT there was no pint in reviewing the financial status as it is all out of date, will resume reports in July or Aug once all TMT data is uploaded into MyHOA database.

    Unofficially, this is what Eydie obtained for May 31 in TMT portal (not reconciled):
    $25,000 check to Chase account for operations, deposited and on hold until June 10 for transfer of funds to MyHOA

    Remaining ops: $59,003.59
    Reserves: $338,123.40
    Debit: $200.27

  2. Status of Accounts - Collections already with SLP are moving forward, as there are no reconciled May ledgers available yet from TMT, Eydie will need to follow up and report once we have the data to confirm legal accounts paid in full are closed out and balanced to legal ledgers and get a new list of accounts in arrears. 5) Property Manager’s Report--VP and committee reports
  1. ACC-
    • ACC actions report: 7 application in May, 6 approved, 1 denied, 0 sent back for more info
    • New process effective June 1, no forms, all online. 
  2. Compliance- 
    • Parking issues--parking next to picnic park on 123rd-still working on it-no new info
    • Semi owner identified--status? no new info
    • Sign in the road on 121st SE Place needs to be removed from the center of the roadway. Letter sent by tmt, still working on.
    • MyHOA walk through--Laura to schedule with Marisa from MyHOA for June and Amanda for July. Eydie exported record of all open and closed issues from TMT portal as of May 31.
  3. Community Outreach--VP vacancy in this area
    • Welcome activity. Pausing welcome activities until we have a committee or chair again. 
    • Donella to chair NNO. Cotton Candy Machine. Food Trucks--Dessert truck. Status report.
    • Welcome packets, Chayen cards again, paused until we have a committee or chairperson.
  4. Landscaping and Maintenance
    • Horseshoe pits update
    • Don to get magnetic Sign for sides of vehicles; "Bridges Board of Directors" from Vista Print for maintenance - status?
    • 124th trail graffiti covered by Don
    • North 124th trail encroachment by city side vegetation, we need to get BrightView to do side between 124th and path.
    • Shed, Auburn recommended location-on hold due to unexpected expenses.
    • City of Kent notified us regarding catch basins again ($10K in 2020), must be done by July 22nd. Review bids from Innovac and Catch all for baseline job plus possible annual contract. Motion to approve by Laura, 2nd by Amanda, passed unanimously
    • Playground repairs--got 2nd playground inspectors opinion on repairs, emailed to board in May for review. Have a new inspector if we want something more official, he will do it for $800 for all 4.  It is strongly recommended we start replacing the 2 main park play structures this year and then the two smaller ones next year and possibly the year after. If we do 2 this year, our new construction contractor who installs them will take care of our repairs at the other 2 parks as part of the deal. We have a new inspector who can do follow up inspections, suggest we get onto a regular maintenance inspection plan. Eydie to post a recommended plan for repairs and replacements to vote offline.
    • Presentation for playground design quote for main park, soonest could be done is October at this point. Bids not yet received. To set up online vote. 
    • Vote on which lighting solution to go with at the park bridge for the repetitively damaged up lighting. Don recommended the pro plan at $1424. Tabled until more info is received regarding non ground option. Laura to inquire.
    • Perimeter fence repair on 124th completed, rework in progress to level out the top.
  5. Security (Warren)-
    • Warren to research other options for the security money savings to augment the Fdub current plan--the board reviewed recommended plan to increase to 3 patrols per day for only 2 x the price. Board approved a trial period from June through Sept and revisit whether we make it permanent. Motion to approve by Don, 2nd by Amanda, passed unanimously.
    • Refund from Flock received and deposited.
TMT report: They sent only $25K of our ops funds and no reserves, they are supposed to tie out everything else June 25th.
MyHOA-online report: Michael update on site set-up status. Eydie on ACH. Share reports showing June so far and an account example.

6) Old Business
  • Tabled topics:
    • Possible parking CC&R changes or rule changes (until transition is completed-July)
    • Community art wall
    • Replacement of table in gazebo (do at same time as small structure with same company)
    • Painting Gazebo
    • Park rules sign and changes. Include times open, overnight vs park use parking status--no update--tabled until parks amenities are rehomed and added. Eydie to get sign quote and post issue for the expenditure for sport court sign. On hold for playground bids on repairs, will be included. 
    • Rules rewrite for park parking (for park use only) and to include hydrants and any other changes- 
    • Little Park amenity relocation and additions 
    • Alert homeowners with fences along all perimeter to do any needed repairs by the end of this year so next year the HOA can begin painting Spring of 2023. To be done after transition-July.
    • Bridge up light at main park
  • 2020 audit finalized and filed, 2021 in progress to be done by October.
  • 1120H for 2021 is done, Michael will sign and sent to IRS.
  • Annexation communications have begun by Kent, Laura is heading up coordinating connecting them with owners. Need a list of questions we think homeowners would have regarding annexations.
  • Banks account set up and ready to add PayPal in July with opening of registration
  • Need to figure out what to transfer from reserves to ops once we get all funding and reports from TMT
  • TMT sent delinquency letters in May despite being instructed not to. Eydie had them confirm all charges were reversed from owners and HOA. Will follow up regarding the $25 warning letters.
7) New business
  • Topics from the floor excluding those items already mentioned above in VP reports-none 
 
8) Next BOD Meeting: July 4th, 2022, 6 pm, same meeting link as usual, will be limited agenda due to holiday, half hour meeting only for absolutely necessary votes and follow up.
