Previous Meeting Minutes – Approved unanimously

No votes were taken between meetings.

Issues recorded on HOA site were reviewed & vote was taken to confirm issues were resolved – Approved unanimously

 

Financial Review

·         Operating Balance $7448.78

·         Total Reserves $3435.35

·         Total Assets $10,884.13

·         Owner asked a question about utilities expense when no watering performed on 94 Ave. Board explained monthly water expense due regardless of use.

 

Project Review

·         Landscaping – Sopheap has taken over and is doing a good job

·         Parking – Issues have improved

·         Dues Status – 100% paid for the community.

·         Home For Sale – Home will be on the market any day now

·         Irrigation – Drip system was reconsidered. Drip line footage was increased.

 

New Business

·         Facebook Page was setup for things of interest. Only 3 owners have joined so far.

·         Signups for MyHOA-Online Web Portal – Only 6 owners registered. Another reminder will be sent to the owners.

 

ACC Report

·         Concerns with Residents following process and providing drawing maps, samples and starting work before approval. Residents not submitting requests far enough in advance for reasonable turnaround from the board.

·         Residents in attendance were asked their opinion about using electronic online form.

·         One resident said he is in favor of using online form.

·         Eydie to send over electronic form for review by board

 

Compliance Walk on April 11, 2022

·         In attendance Don, Lisa, Dennis, and Elaine

·         Overall the yards looked good

·         Most noticeable need is refreshed bark

·         Ideally, residents should use red or brown bark

·         Next walk is at the end of May

·         Reminder to be sent to residents about acceptable bark colors

 

Annual Meeting

·         Past meetings have been held in January since taking over from Schnieder

·         By-laws say annual meeting should be on 3rd Thursday in May

·         Discussed majority vote needed by residents to change annual meeting date specification in by-laws.

·         Eydie suggested ballot be sent to residents to vote on meeting timeframe of 4th quarter annually. Votes can be returned electronically

 

Yards

·         Still need to resolve issue of who will take care of grass strips, residents or HOA

·         Need to resolve by next year’s budget in case HOA is responsible

·         Residents with grass strips will need to vote on whether they will maintain the grass strips themselves

 

Q&A/Open discussion

·         Resident asked if Sopheap has landscaping contract for the community?

·         Board clarified that Sopheap has contract to maintain the community property on 94th Ave. Also, Sopheap has individual agreements with some residents to maintain their lots payable by those residents only.

·         One new open request for turf to be reviewed by the board
