2. Reading/Approval of Minutes from December 17, 2020. Motion made by Barbara to ratify the minutes, second by David, passed unanimously.

3. Treasurer Report

Operating Balance: $ 32,421.21
Total Reserves: $ 38,238.20
Total Assets: $ 70,659.41

 

Only a couple thousand behind on dues in arears due to  over $11K coming in in Dec 2020 for 2021. Only two overruns on spending, legal for $800 (will recover later from owners responsible) and $12 for 1099 prep and filing not budgeted.

 

4. HOA managers report

Eydie will submit the info to CEDCORE to get the updated reserve study going in the next couple weeks since budget season is quickly approaching

     

5. Old business

a. Winter Holds--all are now actively in work again as of April

b. Street Signage--Ken not present so no update, but discussed the need and Owners showed support for it, suggested building it into reserve study as new assets to help absorb cost if possible to do that way, vs ops budget.

 

6. New business

a. Spring/Summer Monthly Walk Thru will be in 2 weeks then 2rd Saturday going forward

b. Updated Reserve Study to be done this summer, per above.

 

 

7. Open Forum - Homeowners Questions/Concerns/Other BOD Issues

Questions were posed and suggestions made regarding budget and expenses and plans for SSL on the site.

 

8. Next BOD/HOA Meeting (Annual); September 16, 2021 at 7:00pm via Webex (unless COVID regulations change and we opt for the fire station if available)
