  1. Review of Financials Packages/Invoice Billings, Operating/Reserves from April (we do not have May yet) (Brian)

    INCLUDES 4 RECORDED SALES COLLECTING $2,000 AND $550 IN FINES COLLECTED

    ACCOUNTS WITH OVER $1,000 BALANCE: 11 (1 ACCOUNT AT OVER $4,000)

    TOTAL EXPENSES: $15,828 (INCLUDES $300 IN LEGAL COSTS, $426 FOR NEW SIGNAGE, AND $480 IN OFFICE EXPENSES)

    NET AVAILABLE CASH IN OPERATIONS FUND: $57,180.69

    RESERVE BALANCE AT $146,201.58  (CONTINUING ON-TRACK FOR FULLY FUNDED MODEL)

    Through the end of April 2021, we remain on-track this year to be >$30,000 under the approved budget.

  2. Status of Accounts - Collections (Eydie)
    1 of top 10 paid off, still lots in arrears (91), but consistency of delinquency notice and consequences will payoff over the next few months.

5) Property Manager’s Report--VP and committee reports
  1. ACC-8 applications since last meeting with 16 projects, 5 apps were approved in total, 2 were not approved (they were driveway extensions). 1 had 1 of two projects approved.
  2. Compliance-
    • Scheduling and process update--TMT doing compliance once per month now
    • Outstanding issues--ACCs in progress without approval, one is resolved, one is still in progress with Tessa, new fire lane parking issues being sent out.
  3. Community Outreach--
    • Newsletter planned for July, Donella collecting Kudos corner contributions, stories on food trucks, Don and his maintenance team, history of "Verdana"
    • Memorial day letter writing campaign results--only two responses, will do through July 4th
    • Nat'l Night Out planning update--no success on vendor contacts yet, at the carnival NNO with TMT it was realtors and other companies who sponsored not TMT. The taco one in 2019 was funded by the HOA on a shoe string. Still awaiting Kent deciding what theirs will look like, Auburn is doing online.
    • Tenant info--no change
    • Welcome committee--no new info from TMT reaching out to see if they have had sales info. 
  4. Landscaping and Maintenance-
    • Tennis court fence-status--pending vendor, confirming the foliage trimming was completed. 
    • Community art project on 124th wall-status- no progress since last meeting, Eydie reached out to a non profit looking for mural opportunities for their kids, no response yet.
    • Blackberry removal bids needed
    • Fence repair bids needed
    • Moss treatment in lawns status--4x fertilizer per year including moss and weed control to all lawns--Michael to inquire on timing
    • White gravel and shelves outside owner fence status--still there and the bedframe too
    • June/July work days
    • Don talked about adding tuff shed and planning for other improvements in next budget
  5. Security-
    • LPR update--Mike attended the software update show, changes not yet in effect, improved the search to only enter reason for search once. Technician was observed out today adjusting/checking cams.
    • F-Dub security update--BMW crew was out last night and were on the fdub report, so they are aware of that group now. They notified an owner of an open front door.
  6. TMT report: none 
6) Old Business
  • Legal demand for assets from J and M update
  • Main park drainage issues update--2 bids, one to build up path $1809 incl tax Rainier asphalt, one for adding sump--vote sump Landcare $2285 incl tax, discuss for two other flood areas too
  • Park rules sign and changes. Include times open, overnight vs park use parking status--no update
  • Draft Audits status--being sent to Chad for review
  • Official HOA FB group, new rules/code of conduct in process status, Nicole is posting it, unsure when it will happen
  • Horseshoe pit removal status--pending the altered quotes to take it to dirt.
  • Tracts still in Kent 160 name status--the tracts are now in our name, taxes are paid
  • Playground painting bids Basketball hoop status at little park too approx. $4K for all--budget for next year, the hoop is back down and the problem has left again.
  • Tennis court striping by Oakpointe completed
  • North and main entrance no parking requests with city under review--city said no on North but main entrance should be installed by now--Eydie confirm with Erik the install date.
  • Hardy storage shed review --per Don Tuff Shed the size and strength we need is $5 to 6K
  • Annexation updates - nothing new- expect a new plan from Oakpointe this fall for the 2022 planning session (Eydie)
  • Michael and Brian added to the bank accounts to get a debit card for these expenses so we don't have to out out our own money up front going forward--status/updates (had to be redone)
  • Rules rewrite for park parking (for park use only) and to include hydrants and any other changes. 
  • Gazebo future painting project status
  • New collection policy status
  • Tennis court fencing and latch status
  • Street sign missing at 293rd and 123rd status
  • Little park trespass matter in May, 3 patrols dispatched, owner threatened by outsider, hoop take down again per pre-authorization--to move to big park in 2022

7) New business 

  • Blackberry removal by Crystal meadows review of bids received none received yet, have tmt get bids
  • City of Kent maintenance performed from public records--not yet reviewed
  • Review water over path bids from TMT Vote on path buildup or sump resolution in main park --Landscape enhancement sump for $2285 vs Rainier $1809 to build up asphalt--post online as an issue.
  • Vote to approve irrigation repairs found at start up by vps, 6 controllers, a valve and some heads $2209 MSP Motioned by Brian, 2nd by Amanda, passed unanimously
  • Vote to approve price adjustment on economy fence quote, the bid had to be adjusted due to supply cost changes. It was only good for 30 days, it is now $2420  instead of the original $2275, it is still far lower than the other bid at $9k and both are expected to continue to climb as supply costs rise. MSP Motioned by Marlene, 2nd by Amanda, passed unanimously
  • Vote to replace street signs  (at 293rd and 123rd) with zumar d-i-y $242. MSP Motioned by Amanda, 2nd by Brian, passed unanimously
  • Vote to have spectrum turn the rest of the no parking signs and recement two poles $2481 (plus tax) MSP Motioned by Marlene, 2nd by Louis, passed unanimously
  • Vote to purchase tennis court net approx. $110, MSP Motioned by Brian, 2nd by Donella, passed unanimously
  • Vote cancelled to approve BB court sign and install costs--Don and Brian to DYI $68ish sign--no longer needed due to hoop being taken down again, do we need at sport court, Brian to share an email on this, suggested to still get signs for all parks for proper use of structures etc. 
  • Kent maintenance performed by dam including removal of rotten split rail--split rail around ponds put back up by Kent
  • Vote to have all 4 play structures inspected WCOS $2823.60 or have TMT get other bids. MSP Motioned by Louis, 2nd by Amanda, passed unanimously
