    RESERVE BALANCE AT $131,680.22 (CONTINUING ON-TRACK FOR FULLY FUNDED MODEL)

    Through Q1, we remain on-track this year to be over $30,000 under budget.

5) Property Manager’s Report--VP and committee reports
  1. ACC- 5 requests in April, all approved. 
  2. Compliance-
    • Scheduling and process update-artificial turf app is incomplete and sitting with Tessa. Vantaca not working on phone due to a bug per Vantaca tech.
    • Outstanding issues- walks gong well, lots of old issues from J and M not doing the compliance during covid.
  3. Community Outreach--
    • Newsletter emailed by Eydie In April, Donella collecting Kudos corner contributions, stories on food trucks, Don and his maintenance team, history of "Verdana"
    • Memorial day registered us with Operation gratitude for 30-day letter writing campaign to active duty members and front line services in the field, $50 donation requested motioned by Donella, seconded by Marlene, passed unanimously. 
    • Registered for Nat'l Night Out--Donella will reach out for volunteers, get extra food trucks at front and back entrances. Gathering restrictions TBD for August per gov proclamation.
    • Tenant info--tabled Donella to talk with TMT
    • Welcome committee--one new owner basket delivered in April, will talk to you Cheyan about possibly doing gift cards to include.
  4. Landscaping and Maintenance-
    • Tennis court fence--vote on repairs with Economy $2275 vs alpine $9094 motioned by Chase, seconded by Louis passed unanimously
    • Community art project on 124th wall--contest for families to paint a rectangle for the summer and possibly make it permanent and seal it in, can plan for that part in 2022 budget. Motioned by Marlene, seconded by Amanda, passed unanimously
    • Moss treatment in lawns--tabled until next meeting (Don not here)
    • White gravel and shelves outside owner fence--Amanda walking that section next
    • Blackberry clearing--Don and Michael and team did clearing and had Tim's pick up the debris
    • April/May work days--confusion reported from owners on what landscapers cover from owners who don't understand why we look for volunteers to do these projects. This may help get more volunteers.
    • Don's report with suggestions on future projects to beautify the neighborhood, use to prepare the budget in the fall.
  5. Security-
    • LPR update--cameras came in handy last week to help ID a porch pirate. We are awaiting follow up to see if it helped solve the crime. Chase talked to Kent Police officer re using Flock to provide identifiable info. To use the hot list we would need an account for valley com to log in and monitor it for stolen car alerts, not likely due to time constraints. There seems to be less piracy happening or at least reported, just based on reporting.
    • F-Dub security update--mix in daytime patrols for park suspicious activity and trespassing. Remind owners to use the dispatch number.

6) Old Business
  • Legal demand for assets from J and M update--they provided some additional info, attorney feels we wont get much more, still need prepaids and any info on the slide motioned by Chase, seconded by Marlene, passed unanimously. Included in the $1500 approved for 2020 project expenses research.
  • Main park drainage issues discussed--referred to TMT for a solution--update on bids and vote on existing bid--Michael to send photos.
  • Park rules sign and changes. Include times open, overnight vs park use parking. Tabled, Amanda needs to get with Maryjane
  • Draft Audits-vote to have attorney review the engagement letter motioned by Chase, seconded by Marlene, passed unanimously 
  • Official HOA FB group, new rules/code of conduct in process status--not posted yet, will follow up with Nicole
  • Horseshoe pit pending removal, review bids and vote Tim's vs All phase, tabled to get additional info on just removing to dirt and we can possible reseed ourselves.
  • Lock on tennis court and dog park update new long shank locks seem to be working and have not been stolen, maybe people object less to an easier to deal with lock.
  • (Adjourned to Exec session for discussion and returned) regarding expenses in 2020 motioned by Chase, seconded by Marlene, passed unanimously to have legal spend up to 4 hours (roughly $1500) on reviewing past expenditures as authorized by governing docs.
  • Tracts still in Kent 160 name, pending quit claim, tax affidavit sent back to Oakpointe, awaiting confirmation of arrival and next steps
  • Tenant mailer update-nothing yet, tabled
  • Pickle ball court bids Basketball hoop status at little park (pending pickle ball bid decision) tabled until we know what lines are put on tennis court by Oakpointe. Need to budget for next year--vote on short term solutions (put hoop up, have Fdub monitor and vote to take down at first sign nuisances have returned, if taken back down, in the mean time create new temporary signs with rules. Motioned by Donella, seconded by Marlene, passed unanimously.
  • Hopscotch options and long term plan for little half court (Brian) Got bids $1400 and $1250 (not including cover up of old lines for 1 hopscotch and one 4 square (Brian) vs $910 for template plus paint then have to do the labor.  Brian got bid to move hoop too approx. $4K for all--budget for next year.
  • Tennis court striping by Oakpointe date still TBD
  • North and main entrance no parking requests with city are under review.
  • Hardy storage shed review tabled (Don)
  • Annexation update - expect a new plan from Oakpointe this fall for the 2022 planning session (Eydie)
  • Michael and Brian added to the bank accounts to get a debit card for these expenses so we don't have to out out our own money up front going forward. Status of debit cards still pending TMT.

7) New business 

  • Rules rewrite for park parking (for park use only) and to include hydrants and any other changes tabled. 
  • Don recommended improvement plan, add cans and doggie stations in 2022 budget discussed above
  • Gazebo future painting project discussion beginning on summer project to refurb paint on gazebo form tagging and other vandalism. Get volunteers on fb and HOA buy the paint and supplies. Motioned by Marlene, seconded by Donella, passed unanimously 5 of 7 still present, two departed)
  • Blackberry debris pick up status--picked up per above
  • Blackberry removal by Crystal meadows--get bids to remove for board consideration
  • City of Kent maintenance performed, Eydie just got records last night, will review by next meeting.
  • Vote to have SLP draw up a new collection policy flat rate $400 to function better and align with gov docs, motioned by Marlene, seconded by Louis, passed unanimously (5 of 7 present)
  • Vote to repair tennis court fencing and latch Economy fence and Alpine bids reviewed plus possible 3rd bid (voted above)
  • Street sign missing at 299th and 118th replaced, now need another set, vote to replace missing street signs at 293rd and 123rd motioned by Marlene, seconded by Louis, passed 5 of 7 present unanimously
  • Vote to approve revised spectrum cost--the sign was so loose it was a danger to pedestrians once the signs were added so they did repairs on the spot $267+ tax for safety reasons and to save another trip charge of $110. Motioned by Brian, seconded by Marlene, passed 5 of 7 present unanimously
  • Motioned by Donella, seconded by Marlene, passed 5 of 7 present unanimously to reimburse Eydie for stolen lock $16.17. Eydie and Michael are gifting the HOA the long shank locks and the 2nd set of 12 same keys locks.
