Reports of Officers: President, Vice Presidents and Treasurer:

·         ACC committee (Louis)

o   Added Mia and Ryan to committee

o   No new requests have come through Stacy (J&M) at this point

o   Laura Kitchen vs. Laurie Powers as a member

o   2 ACC items previously rejected – haven’t heard anything from Stacy about what the plan is or if she has heard back – Louis will follow up with her prior to Jan 6

·         Compliance committee (Amanda)

o   Added new members – all on list that Amanda has

o   Neighborhood walk with Stacy on most areas of the development – she passed along houses that have a history of violations so that we can be aware

o   Once TMT takes over – meeting will be scheduled with committee to train on new app that can be used

o   Look for holiday lights violation They should be down Jan 8th per the rules and regs, two weeks after the holiday.

o   Parking enforcement for public roads can be reported (Officer Susie Connor or her partner in Auburn cover the street outside the north entrance, city of Kent for within the development) Report on see click fix or call non emergency 911 253-852-2828.

·         Social Committee (Donella)

o   Santa went very well – 140 candy canes distributed. Thank you to Marlene and Jim for volunteering their time and organizing the event

o   Valentine’s Day – working on Valentine exchange for kids 12 and under – more details later

o   Eydie to find name of additional volunteer that Donella was unable to locate (NOTE: Eydie has since emailed the name to Donella "Ruben Macapenlac")

o   Reaching out to Kelly regarding Easter event planning

o   Mailbox signs need to be removed – no duct tape, clear plastic tape only. Board members will remove current signs and message will be put out on FB for new HOA and Mgmt contacts

·         Landscaping (Don)

o   Trails in pretty good shape now that he and several volunteers spent time cleaning/weeding/pruning

o   We will need significant help on 123rd ravine. Inflatable boat, truck radiator need to be removed. Behind basketball court on back of neighborhood has a lot of garbage as well – difficult to access

o   Proposal made to have the approved junk removal contact help out with debris/garbage removal (Eydie)

 

·         Security (Chase)

o   Contract signed with Flock. Chase will submit all of our names/info for access to login and see cameras – give alerts, etc.

o   Process for information/data requests that come from home owners will be addressed by Chase/Brian – more to share later

o   Privacy concern discussion – can also be addressed in overall process for communication

o   Plan is to install cameras early March 

o   F-Dub Security – 3x/week multiple patrols vs. daily 1X night

o   Agreement to start with 3x/week and see how it goes.

§  Consider also putting a poll out for community members to vote on days for security.

o   Mid-January will be start timeframe.

 

New Business:

·         TMT has almost completely transitioned. J&M transferred $32K to them. Eydie to confirm if bills have gone out so that owners can begin making payments

o   Question: attempts to log in by board members have been unsuccessful. Answer: We can continue to click on through without providing a site key and can get registered

o   New contact information has been posted on the official website, flyer has been drafted and can be hung on mailboxes

o   Donella will share info on alternatives for mailbox communication (similar to real estate flyer holders)

·         Main park drainage issues – TBD at another time

·         Entrance Tree – on hold, Flock camera might go into that spot

·         Park Rules Signs and changes:

o   Hours, noise level, cursing, other violations can be addressed with signage so that owners can enforce rules

o   Amanda committee work with Chase committee to pull together a proposal for verbiage – Chase can pull an example from Renton parks

·         New attorneys are on board

·         New CPA on board (2020 audit will be completed by them)

·         New trash hauler approved – Chase request for phone number or other means of communication – Eydie to follow up, board approved Eydie and Michael to hire for haul away under $200.

·         Bridges official website vs. website set up previously by J&M:

o   Michael will post a notice to not use old site and direct to new one

·         Official HOA Facebook Group vs. previous that had been set up

o   Recent movement on alternative bridges neighborhood group. Proposal to make the main FB page an HOA sanctioned page so it is official. It will be important that rules be adhered to. Louis has a contact that does social media fof large corporations that will volunteer to do this.

o   Motion to endorse Bridges Facebook group as the official HOA group leaving admins and content the same: Laurie motions, Marlene seconds. None opposed.

·         Quarterly newsletter suggestions from Eydie (her father volunteered to write it)– Donella to pursue

·         Horseshoe pit – not a complete vote on removal. Not all Board members voted. Vote taken to remove:

o   Motion to remove by Brian, second by Amanda. None opposed.

·         Request for reimbursement to Leighty’s for 2 overnight mailings of checks to TMT – Chase motions to reimburse, Marlene seconds. None opposed.

·         Mole control contract discussion – J&M locked us into a monthly $200/month service contract for a year. Can we potentially take this on privately depending on how extensive the services/areas are to determine.

o   Donella to research alternative methods.

o   Further details needed prior to vote (needed prior to end of January)

·         Lien filing costs-- tabled for future meetings

·         Locks for dog park and tennis court

o   Eydie proposed a solution of lock with combination that could be shared with homeowners only and changed quarterly

o   Action: Michael to put out a FB poll to determine level of interest

·         Tenant info mailer – Amanda to connect with Eydie's father to send out to all known tenants (rental homes) to notify them of HOA rules & regulations

·         Homeowner request – mailbox located further than convenient and would like to move it to a better location.

o   Board decision: Homeowner would need to coordinate the move, no costs covered by HOA.

o   Formal proposal will be needed to approve

Walk on Agenda Item (Michael):

·         Suggestion to have a contest for naming the three ponds in our community

o   Board agrees this is a good idea – Micheal to put out to FB group for contest details/timing

 

Next BOD Meeting:  

February, 02 2021 at 6pm.  All non-emergency business needed before then can be discussed in issues manager
