Sunnybrook Board meeting

Meeting started at 12 with Randy, Adam, Stephanie and Marlene present

Discussion:

-Update of the CC&R’s related to section 5.10 for rentals.

-Set a Rental cap

-Require background check to be completed.

The Sunnybrook Place HOA Board authorizes Eydie and Michael Leighty to engage a lawyer for 1 hr of billing not to exceed $300 without additional authorization from the Board.

The board would like the lawyer to update our CC&Rs section 5.10 to set a cap of rental houses to 10% (4) of the subdivision.  Require the owner or rental agency to provide to the HOA admin, the name of the renter, their phone number and email address.  Confirmation that renters have been notified of the CC&R requirements for the neighborhood; as well as confirmation that they have completed an official background check of the renters.

Purpose of email address and phone # is that when a violation of CC&R’s is documented in MyHoa that the renter is notified at the same time as the owner; to expedite the correction of the issue.

Is it possible to add a clause in the rental section that an emergency rental request could be completed by an owner for approval by the board if the cap has already been reached.  The emergency rental should not exceed more than 1 year but can be submitted for renewal prior to the one-year expiration.

Reason for this request is: there could be extenuating circumstances where an owner has temporarily had to relocate to another city or state to take care of a family member or work.  Being able to rent their house instead of sell would help ease the burden on them.
